We understand that sellers don’t sell homes often. Over the years we have compiled a helpful list to guide our sellers. We spend a lot of time providing our sellers with the knowledge required to avoid common mistakes often made when attempting to sell without a professional. With every listing, we provide a tip sheet so sellers can avoid the pitfalls of marketing and selling real estate. The following comes from 16+ years of selling real estate. We have seen it all and we know all the “tricks” of the trade. There’s a ton of psychology when selling real estate. Always keep in mind that you are letting strangers into your home. Make sure your homeowners insurance is active. Trust no one and remove all valuables and medications that can be easily stolen. Safety is paramount. If you are a single female, we strongly advise that you have someone with you while strangers are roaming around. If weather permits, step outside during the showing.
A snippet of knowledge we pass along to our sellers.
Print off a copy of our Showing Sign-in Sheet. Politely ask people to sign in. We will tell you how to ask so you don’t get scribble in return. Our form is professionally crafted so you get the information you need from the prospective buyer. When used correctly, it becomes a great follow-up tool. When showing your home to a prospective buyer the first mistake sellers often make is hovering over a buyer. This makes buyers uncomfortable. Back off and let them walk around freely. If the buyer visits with an agent, let them go off with their agent. They will circle back with questions. If you have emotional ties to your home keep them to yourself. Buyers just want to get through the showing without your personal stories.
